The Artist’s Studio Access Statement
Location
Maen-Offeiriad is located up a 300m rough track from a council maintained road. This track is accessible with a normal saloon car.
Our main gate is a wooden 5 bar gate 3m wide. Vehicles can then park on a level gravel surface within 20m of the cottage.
Access to the cottage is along a flat gravel path which narrows to 50cm. A 27cm step down to the entrance area which has paving slab steps. A security light is fitted.
The Entrance
The entrance is a double door 64cm wide by 178cm tall (with both doors open the width increases to 129cm) and operated by a lever handle and key. There is a threshold of 5cm.
The Dining Area
The front door opens outward directly into the dining area.
The floor is tiled.
The dining chair seats are 43cm high and do not have arms.
Natural light is good, and there is adequate electric lighting.
There is fair to good colour contrast between the walls and furniture.
Main living area/Bed 1
A French window type door 76cm opening to 150cm leads into the main living area operated by a door latch.
This room is on one level, there is a small door threshold to cross.
The floor surface is wood and occasional rugs.
The armchair seats are 40cm high.
The large sofa seats are 47cm high.
A Freeview TV / DVD player is present, with remote control facilities.
Natural light within is good with large Velux windows and there is adequate electric lighting.
There is fair to good colour contrast between the walls, doors and furniture.
Kitchen
There is a 19cm. step down into the kitchen area leading off the main living area.
The floor is painted wood with part rug covering.
There is reasonable natural lighting from the window and living area.
There are ceiling mounted downlighters.
There is fair/good contrast between the floor, cabinets, worktop and walls.
Storage is available at a range of heights.
The kettle is cordless and easy to grip and operate.
The gas cooker oven is at low level and hob at waist height.
The microwave is placed on the refrigerator in the dining area.
The refrigerator/ice box is located in the dining area and easy to access.
The sink has cross twist taps.
Bed 1 is adjacent to the main living area
There is good natural lighting from the windows/Velux.
There is adequate bedside table lighting and light from main living area.
The floor is wooden with rugs.
The height of the divan bed is 43cm, with a medium firm surface.
There is a low level wardrobe and drawer unit with hanging space.
There is good colour contrasting within the bedroom.
Bedroom 2
Accessed by a steep open tread staircase of 9 wooden steps with handrail on the right leading to the crog loft sleeping area. They are moderately steep.
Width of the tread is 58cm. and depth is 16cm. Entrance to the crog-loft is through a hinged loft hatch 60cm x 80cm. which requires closing when in the room.
The ceilings are sloping providing limited headroom.
Lighting is provided by a bedside lamp and natural light from a Velux window.
The floor is wooden with rugs.
The 2 single medium/firm mattresses are placed directly onto the floor at a height of 24cm.
Toilet (accessed from main living area).
The separate toilet is approached via a step down of 19cm from the main living area.
The door way is 42cm. wide and is operated by a latch.
The floor surface is tiled.
The toilet seat is 44cm. high.
The hand wash basin has rotary taps and is 87cm. high.
There are no grab rails anywhere within the toilet.
There is good natural lighting from the window.
There is adequate ceiling lighting above the basin.
Ventilation is provided by an external window.
Shower room (accessed from dining area).
The door is operated by a pull handle.
The doorway is 60cm. wide by 90cm. high.
The floor surface is tiled.
There is good reasonable natural lighting from the window.
There is adequate ceiling lighting above the basin.
The shower has a cubicle of 77cm by 74cm with a shower curtain.
There is a 26cm step up into the shower basin.
The hand wash basin has rotary taps and is 78cm high.
Ventilation is provided by a window and extractor fan.
There is poor colour contract between the basin, shower and walls.
There are no grab rails in the shower room.
The Gardens/Grounds
The gardens contain small streams and 2 small wildlife ponds. Children need to be supervised at all times.
Garden table and chairs and separate bench are provided in the small cottage garden.
Guests are welcome to explore the gardens/grounds , although paths around the gardens are mainly grass and uneven and some parts may be boggy. Seating is provided in various locations. Many areas are wild and guests need to take care around brambles/nettles etc.
Mobile Phones work reasonably well (depending upon Network Provider).
