Location

Maen-Offeiriad is located up a 300m rough track from a council maintained road. This track is accessible with a normal saloon car.

Our main gate is a wooden 5 bar gate 3m wide. Vehicles can then park on a level gravel surface within 50m of the cottage.

Access to the cottage is along a slightly downward sloping gravel path. An outside light is fitted.

The Entrance

The front stable door opens inwards and is 75cm wide and operated by a lever handle and key. There is a step upwards of 14cm. An inner doorway with lever handle also opens inwards and is 70cm wide with a step upwards of 12cm and leads into the main living area.

Main living area/Dining area

This room is on one level.

The floor surface is wood and occasional rugs.

The armchair seats are 38cm high.

The large sofa seats are 46cm high.

The dining chairs are 54cm high and do not have arms.

A Freeview TV / DVD player is present, with remote control facilities.

Natural light within is good with large Velux and windows and there is adequate electric lighting.

There is good colour contrast between the walls, doors and furniture.

A Stable door leads into the garden/patio. It is 69cm wide with a 5cm threshold.

Kitchen

There are 2 steps up into the kitchen from the main living area 21cm and 24cm high.

There is a handrail on the right hand side.

The floor is tiled.

There is good natural lighting from the windows.

There are ceiling mounted downlighters and an overhead light/extractor unit over the cooker hob.

There is fair/good contrast between the floor, cabinets, worktop and walls.

Storage is available at a range of heights.

The kettle is cordless and easy to grip and operate.

The gas cooker oven is at low level and hob at waist height.

The microwave is placed on the worktop.

The refrigerator and freezer are floor standing and easy to access.

The sink has mixer taps.

There is a rear door leading to the garden which is 80cm wide with a 12cm threshold.

Bedroom 1 (is adjacent to the main living area)

There are 3 wooden steps down. 16cm tread depth, 30cmx75cm leading to a door 70cm wide.

The door is operated with a latch.

There is good natural lighting from the windows.

There is good bedside table lighting and ceiling downlighters.

The floor is covered with fitted carpets.

The height of the divan bed is 64cm, with a medium /firm surface.

There is a wardrobe with hanging space and separate chest of drawers, occasional chair and chest.

There is reasonable colour contrasting within the bedroom.

Bedroom 2 (is approached by a staircase from the main living area).

Accessed by a staircase consisting of 9 wooden steps with handrail on the right.

3 bottom steps rotate by 90degrees to the right. The remaining 6 steps are 19cm tread depth 20cm x 70cm.

Small carpeted landing 132cm x 77cm leading to :-

Bedroom door 70cm wide (irregular shape sloping height 53cm to 83cm)

Door operated by latch.

The ceilings are sloping providing limited headroom.

Lighting is provided by a ceiling light, bedside lamp and natural light from a Velux and window.

The floor is covered with fitted carpet.

The 2 single beds are a height of 56cm, with a medium /firm surface.

Chest of drawers and 2 occasional chairs.

Bathroom (accessed from kitchen area).

The door is operated by a push handle.

The doorway is 66cm wide.

The floor surface is wooden.

There is no natural lighting.

There is adequate ceiling lighting supplemented by a shaver light above the basin.

There is a fitted bath 167cm x 68cm and 56cm high.

The bath has a mixer tap with rotary taps.

Over the bath are a shower head and a shower curtain.

The hand wash basin has rotary taps and is 80cm high.

Ventilation is provided by an extractor fan.

There is good colour contrast between the basin, bath and walls.

There are no grab rails in the bathroom.

The toilet seat is 41cm high.

The Gardens/Grounds

Garden table and chairs and separate bench are provided in the cottage garden.

The gardens contain small streams and 2 small wildlife ponds and children need to be supervised at all times.

Guests are welcome to explore the gardens/grounds although paths around the gardens are mainly grass and uneven and some parts may be boggy. Seating is provided in various locations. Many areas are wild and guests need to take care around brambles /nettles etc.
